01Information about the Operator
This website, www.accommodationinbucharest.com, is privately operated, hereinafter referred to as the "Operator" or "we".
02Definitions
- "Website" – the online platform www.accommodationinbucharest.com, including all its pages, content, and functionalities.
- "Property" / "Accommodation" – the accommodation unit(s) owned and managed by the Operator and presented for booking on the Website.
- "Guest" / "User" – the individual or legal entity accessing the Website and/or making a booking.
- "Booking" – a confirmed accommodation request made through the Website, in exchange for payment.
- "Contract" – the agreement formed between the Operator and the Guest at the moment a Booking is confirmed, based on these Terms and Conditions.
03Acceptance of the Terms and Conditions
Using the Website and making a Booking implies full and unconditional acceptance of these Terms and Conditions. If you do not agree with these terms, please do not use the Website and do not make any bookings.
To make a booking, the User must be at least 18 years old and have full legal capacity, in accordance with applicable law.
04Scope of services
Through the Website, the Operator offers the possibility to book accommodation online in properties owned/managed by the Operator, located in areas of central Bucharest, generically referred to as the "Properties".
All Properties presented on the Website are owned or directly managed by the Operator. The Operator does not act as an intermediary/agency for properties belonging to third parties.
05Booking process
5.1To make a booking, the Guest selects the Property, the accommodation period, and fills in the requested information (name, contact details, payment details).
5.2A booking is considered confirmed once the Guest receives a written confirmation (email) from the Operator and the payment (in full or in part, in accordance with the pricing policy) has been successfully processed.
5.3By making a booking, the Guest declares that the information provided (name, contact details, identification details, payment details) is correct, complete, and up to date.
5.4The Operator reserves the right to cancel a booking in case of suspected fraud, incorrect/false information, or impossibility of verifying the Guest's identity, and will inform the Guest and refund any amounts paid, as applicable.
06Prices, rates and payment
6.1Prices displayed on the Website are expressed in EUR. Any additional fees (tourist promotion tax, cleaning fee, security deposit, etc.) will be displayed separately before the booking is finalized.
6.2Payment is made online, by bank transfer. The Operator does not store and does not have access to the Guest's full bank card details.
6.3Depending on the policy displayed at the time of booking, payment may be:
- in full, at the time the booking is confirmed; or
- partial (deposit), with the remaining balance paid at check-in or before, in accordance with the terms displayed on the Property's page.
6.4The Operator reserves the right to change the prices displayed on the Website; such changes will not affect bookings already confirmed.
07Cancellation and refund policy
7.1The specific cancellation policy (deadlines, penalties, refundable amounts) is displayed on the page of each Property/offer before the booking is finalized and forms an integral part of the Contract.
7.2In the absence of any statement to the contrary, the following standard policy applies:
- Cancellation more than 15 days before the arrival date: 100% refund.
- Cancellation less than 10 days before the arrival date: 50% partial refund.
- No-show: no refund.
Under Romanian Government Emergency Ordinance No. 34/2014 on consumer rights in contracts concluded with professionals (transposing EU Directive 2011/83/EU), Article 16(l), the 14-day withdrawal right specific to distance contracts does not apply to accommodation service contracts that provide for a specific date or period of performance. Accordingly, cancellations of bookings are governed exclusively by the cancellation policy described in sections 7.1–7.2 above.
7.4Approved refunds are processed using the same payment method used for the booking, within 2 business days.
08Check-in / Check-out
8.1Standard check-in time is 15:00, and standard check-out time is 11:00. These times may be adjusted at the Guest's request, subject to availability, and may incur an additional fee, as applicable.
8.2Check-in is carried out in person, or via a key box / self check-in, with instructions sent by email/SMS/WhatsApp, in accordance with the information communicated to the Guest prior to arrival.
8.3Before check-in, the Guest (and all persons who will be staying at the Property) must present a valid identity document, in order to comply with legislation regarding the registration of accommodated persons. High-quality photographs of these identification documents must be sent via the communication channels indicated, before check-in instructions are provided.
09Guest obligations
The Guest agrees to:
- use the Property in good faith, in accordance with its intended purpose (temporary residence);
- comply with the maximum number of guests declared at the time of booking;
- avoid causing damage to the Property, furniture, or equipment; any damages will be recovered from the Guest, including, where applicable, through the retention of a security deposit;
- comply with the house rules of the Property and of the building/homeowners' association (e.g., quiet hours, no-smoking policy, pet policy, etc.), as displayed on the Property's page;
- vacate the Property on the agreed check-out date and time.
10Liability and limitations
10.1The Operator is responsible for the Property's conformity with the description displayed on the Website at the time of booking.
10.2The Operator is not liable for:
- events of force majeure (as set out in Section 11);
- the loss or damage of the Guest's personal belongings brought into the Property;
- temporary disruptions of utilities (electricity, water, internet) that are not under the Operator's direct control (e.g., supplier outages);
- indirect damages or loss of profit incurred by the Guest in connection with the stay.
10.3In all cases, the Operator's liability is limited to the amount actually received for the booking in question.
11Force majeure
Neither party shall be held liable for failure to perform its contractual obligations if such failure is caused by an event of force majeure (natural disasters, decisions by public authorities, pandemics, travel restrictions, etc.), beyond the control of either party. In such cases, the parties will agree on rescheduling the stay or refunding the amounts paid, as applicable.
12Personal data protection (GDPR)
Personal data provided by the Guest (name, contact details, payment details, etc.) is processed by the Operator in accordance with Regulation (EU) 2016/679 (GDPR) and applicable national law, solely for the purposes of managing the booking, invoicing, and complying with legal obligations (e.g., registration of accommodated guests).
Full details regarding data processing, Users' rights (access, rectification, erasure, objection, etc.), and how to exercise them are available in the Privacy Policy, which forms an integral part of this document.
13Intellectual property
The content of the Website (text, images, logo, design, structure) is the property of the Operator or is used under license and is protected by copyright law. Reproduction, distribution, or use of the content without the Operator's written consent is prohibited.
14Complaints and dispute resolution
14.1Any complaints may be sent to the Operator at adela.accommodation@gmail.com and will be reviewed and resolved within 15 business days.
14.2If a dispute cannot be resolved amicably, the User, in their capacity as a consumer, may contact:
- the Romanian National Authority for Consumer Protection (ANPC) – www.anpc.ro;
- the European Online Dispute Resolution (ODR) platform – ec.europa.eu/consumers/odr;
- the competent courts of law.
15Governing law
This document is governed by Romanian law. Any disputes that cannot be resolved amicably shall be submitted to the competent courts of Romania.
16Changes to the Terms and Conditions
The Operator reserves the right to periodically amend this document, with changes to be published on the Website along with the date of the last update. Bookings confirmed prior to a change are governed by the version of the Terms and Conditions in force at the time of confirmation.
